I bought a house in queens nyc one month ago. The house has a few ECB construction & dirty sidewalk violations against the former owner. I got some discount at the closing. As a new owner , do i responsible for these fine? Can i get some reduction if i request a hearing ? Or just pay the fine and correct the violation. Thanks

A. Yes.

Q. Can i get some reduction if i request a hearing?

A. Maybe. It depends on whether the prosecutor for the village/town/city has a plea bargain policy. If there is a policy to bargain the plea, you may receive a reduction. If the policy is to not entertain a plea bargain, you would have a hearing to determine whether the property is in violation of the code and the value of the fine.
