Legal Question in Business Law in Ohio

My landlord is trying to disrupt the sale of my business!
My landlord forced me to build a firewall in his commercial building or ''get out''!

Now he is doing other things, I believe, in an attempt to force me out of his building and to prevent the sale of my business.

HOWEVER, I have no written lease agreement with the landlord. It has been a gentleman�s agreement (verbal and a handshake), which took place over 4 years ago.

All I have is that wrinkled up paper that I hand scribbled notes on from that informal meeting when we made the deal. We even agreed that after 3 years my rent would go up 5% and I agreed and paid that when the time came without having to be reminded.

The business I own and wish to sell is a small fitness center. We have over 50 members that have paid for membership in full and are owed time on their agreement.

Many members have as much as 11 months left on their membership. We also have several members on a term membership agreement paying monthly dues that have 11 months left on their agreement to pay us over time.

What recourse do I have?

You have a month to month tenancy at this time. Any agreement that cannot be performed within a year must be written to be enforceable.

You need to negotiate a lease, or be prepared to move your business.
