Legal Question in Real Estate Law in Ohio

eviction and utilities

im in the process of evicting for non-payment of rent.

the gas company imformed me that they will be shutting the gas off for non payment of bills from my tenant.

the gas is needed for heating the house (gas furnace)

the water and sewage are in my name but the renter pays me each month for these bills.

they are delinquent in paying last months water and sewage along with this months rent.

since the gas company is shutting the gas off and there will be no heat can i legally shut the water off and drain the lines while their still in the house to keep from freezing and busting the water lines in the house. thanks

Re: eviction and utilities

It'sprobably easier, and less risky to pay the gas company, and add same to your damages from the tenant after said tenant is evicted.

You are prohibited under the landlord tenant code from shutting off utilities and may be subject to a claim.
