Remove a buyer

I purchased a home and at the time I did not have enough reported income to qualify for the mortgage amount. My mother was put on the contract as a buyer. How can I now remove her from the deed as a co-owner of the property. None of her funds where used in the purchase or to make any payments. She is in name only a purchaser.

You can remove your mother from the deed by having her execute a Quit-Claim Deed from her to you and recording it. It sounds like she might be on the note and mortgage also. You would have to refinance to have her removed from those. If she is on those documents, it will violate the terms if you transfer the property out of her name and the bank can default the note.
