Builder only Half Way fixes warranty items

Builder will not fix items properly and then says that's the best that can be done(ie. texture on walls, cracks on walls, corner edge coming off, unlevel yard with poor drainage, ect.). When I call the builder or the warranty supervisor they say they will come on a certain day and then not show up, or won't return phone calls.

HELP !!

Find a reputable independent contractor and request a bid to fix it as you would like it. Get the bid in writing and with an itemization. (Sounds like you've got settling. You will likely need peirs and French drains). Then send the homebuilder a letter detailing that you want repairs in conformity with your independent estimate. If he refuses to act, sue him. The warranty terms will matter a great deal. Howver, there is a good chance you will prevail. You may want to get an attorney to write the letter for you so that he can cite specific warranties implied under Oklahoma law. Good luck.
