Legal Question in Landlord & Tenant Law in Pennsylvania

I am buying a commercial building in PA and have two tenants I want out immediately. One is on a month to month basis and the other has a lease that doesn't expire until May 2015. Can I give each tenant 30 days notice to vacate after I close on the sale?

The month to month tenant you should be able to give the thirty day notice. The other tenant is a different story. I would review the lease between the current owner and tenant. Unless it provides that the lease can be terminated early in the event of a sale of the premises you likely may be taking the building subject to the lease. of course you may be able to buy out the tenant for the remainder of his lease. I would review the lease with an attorney.
