Leaving apartment early--What are we liable to pay and/or responsible for?

We have a lease until the end of August. Our neighbors are rude & disrespectful. We've had a few confrontations,one police documented, for noise. We found a place cheaper, on a large lot, secluded & closer to our place of employment. It fell into our hands & we can no longer tolerate the neighbors. We'd like to take it, however, our landlord is a upset stating we signed a year lease & he was counting on that money until Sept. He offered us other rental properties & even offered to work w/ us on price, but it still won't compare. We have given him 30 day notice & offered to stay until mid-May or possibly until he finds someone else, but I'm afraid he won't even try to & we will lose the other place if we wait too long. He basically stated we're responsible for rent until lease is up if no one has moved in. Is this correct? I just knew I'd be losing my security deposit, which I'm not even expecting in this case. He wished we would've told him sooner & he could've documented it & warned them. Then they would've been breaking the lease, not us. I thought we were being fair as long as we were staying for awhile until he found someone. We're moving because of the neighbors he rented to?? Help!

The answers to your questions are larger dependant on the terms of your lease document if there is a written lease.
