Sounds like a rider to an agreement of sale for residential property. If a Realtor prepared an agreement for you, ask the Realtor to explain it. If the agreement was not prepared by a lawyer or it was prepared by a non-realtor, you should consult a with your own lawyer. You should consult with a lawyer whenever you are buying or selling property, but especially in a case where documents you don't fully understand are involved.
