Fee for private sale?

I am in the market for a new home and am working with a realtor. I recently came across a home that was listed for private sale. My realtor said that although it is not common, he will represent me at settlement. What is the average fee for this type of representation in Phila., PA? Thanks!!!

It is illegal for a realtor to do this, they are not Attorneys and therefore cannot give you legal advice, this constitutes the practice of law.

My recommendation is to retain legal counsel who actually knows what the law states, not just thinks they do...I would also report this individual to their respective ethics board, it seems to me they are just trying to get an extra buck from you!

As for a fee it can either be an hourly rate or a pre-agreed upon flat rate. However, if you're going to spend around 50-200K on a house, don't be cheap, spend the $200.00 on competent legal counsel!

Representation of a party at settlement is the practice of law. Last time I checked, Realtors are not licensed to practice law. There are some things that Realtors may do, if they are already involved in the transaction as Realtors, to assist a buyer or seller, but in no event may they "represent" either party.

If the Realtor acts in this matter, he or she may be trying to claim a commission, which you and/or the seller may become obligated to pay. Commissions are usually based on the purchase price of the home.

Lawyers charge fees in various ways. Some will give you a flat rate, others will charge based on their time involvement.

Your home purchase is probably one of the largest financial investments you will make. You should seek competent assistance to represent you in that transaction.
