Legal Question in Real Estate Law in Pennsylvania

A house was sold at Sheriff's Sale in PA and the eviction notice of 10 days was posted on the front door. The family was moved out by the completion of those 10 days. The new owner is now suing for backed rent from the date of the sale when he purchased to the day they moved out. Is this legal, with or without a lease? And is there somewhere that would outline this law to the public?

The basis for the lawsuit would be for a tenant at sufferance or a "holdover tenant" basically meaning someone who has enjoyed the use of the property, but there was no written lease.
