In Pa. how long is it taking once a mortgage foreclosure action is instituted before they actually foreclose on the property?

It depends. Each county probably has a different time line. However, the borrower/homeowner must receive notice at each stage of the procedure, so that s/he will be advised when there are hearings, if any, when a judgment may be entered, when a sale may be permitted, when the sale will take place. Even after the sale, the owner does not have to vacate until there is a judgment of eviction or ejectment against the owner and then a sheriff must be involved in the process.
