Re: Property deed change

You asked about converting separate deeds re adjoining property to one deed.

You need to speak with a dirt lawyer in your locality. Generally when one party owns contiguous properties it becomes one parcel by operation of law. You can have this reflected in the property records but it often inadvisable. Though there are some circumstances where it may be necessary.

By obtaining one deed you lock yourself into management and disposal of the property as a whole. In order to manage or dispose of a piece you would need to subdivide the property, which can be an expensive and time consuming process.

Your best option is to speak with a real estate attorney in your locality that works on the type of properties that you have. If going commercial, rather than merge the deeds it may be more efficient to transfer the properties to a holding company. If building residential it would be helpful to have the separate deeds until you have determined how you will develop the property. If you are seeking to sell, then offering the deeds as a lot will give the purchasor more options and should increase the potential offers.

Hope this helps,

Regards,

Roger
