Legal Question in Real Estate Law in Pennsylvania

My property is in my name, my husbands and my mother in law with right of survivorship. If one of us dies, it automatically converts to the other. My mother in law took her name off and put her 1/3 into my brother in laws name, who is a snake in the grass. We are worried if anything happens to us, he won't do the right thing and make sure our property goes to our kids. How can we protect ourselves? We just are not in a position to get a loan to pay off the total amount we owe.. Is there any way to protect our property? We pay all the bills, the mortgage etc?
