Legal Question in Real Estate Law in Pennsylvania

we have a signed contract for a home we want to buy, the owner accepted our offer and signed the contract, we have given the earnest deposit and paid for an inspection and bank appraisal, can the seller back out or take an other bigger offer??

Providing you have written agreement signed by both parties and you as Buyer have complied with the terms of the Agreement then the seller cannot back out of the Agreement or in essence he would be in default in which cases the terms of the agreement regarding default should be read. in any event i would advise if you do not already have you obtain an attorney.
