Legal Question in Real Estate Law in Pennsylvania

Suing for Landlord Negligence?

I've been having all kinds of problems with my heat and other various things with my rented townhouse ever since I rented it last February. It's a two year lease, and I gave them notice last month that I'm moving out due to all of these problems and will be following it up with legal action...

I had a private home inspector come in, and he found tons of problems - electrical, plumbing, gas, mechanical systems all not anywhere near code. There was water in the circuit breaker box! Can I, as part of my suit, sue them for negligence? The electrical hasn't caused me a problem yet, but things like the main drain being cracked have caused the basement to get wet repetedly and caused a HUGE mold problem, as well as the Mechanical (HVAC) equipment being mis-sized and improperly serviced.... What kind of damages can I seek?

Re: Suing for Landlord Negligence?

Unfortunately not many, the only damage may be the cost of moving. Although your landlord sounds negligent you did not really suffer any physicall harms or financial harms. the landlord will argue that he had the opportunity to cure before you moved out and may countersue and be willing to settle without having to pay you anything.
