Legal Question in Wills and Trusts in Pennsylvania

Question.........looking at a property......two brothers own it.......one dies.......the deed states their names and states undivided one half interest after each.....he was not married ,but has two minor children.that live with there mother..no estate or executor.can the mother sign off for the children,since she is the guardian........what has to happen.thanks

If you want to buy then you want the property to come with marketable title. It's the current owner's problem to make it happen that is if they want to sell the property.
