Sale of Home

My Father passed away leaving a house with a mortgage, which I've been paying and maintaining for the last 2 years, this house is to be inherited by me and the children of my fathers late wife (not his children or my siblings) My probelem is that the other vested party is not cooperating with me in selling the house they have repeatedlly delayed the process of agreeing to sign the necessary paper work with the real estate agent. I believe they are hoping I let the house forclose in order to purchase the house( I have vested large sums of money into the house and mortgage to date). What options do I have ? can I sell without their signed consent, and distribute the

proceeds according to PR inheritance law. I would appreciate some advice as to what legal recourse I have to expidite the sale of this home.

You need to appear before the court and request an order for the sale of the house and deposit in escrow of the proceeds. If no agreement is reached, the court may, however unlikely, grant a preliminary distribution.
