Legal Question in Wills and Trusts in Puerto Rico

re: sale of inherited home

we are heirs of an aunt who lived in puerto rico, and are told by the lawyer who handled the estate there that because we are not residents of the commonwealth of puerto rico, 20% of our portion of the sale of her home will be deducted. we are told that this is mandatory. is it?

This question depends on wether there are any exemptions available for purposes of tax deductions from the estate tax determination. This is a very specific question.
