Legal Question in Real Estate Law in South Carolina

I am purchasing a building, what does it mean the the addendum reads;

The conveyance by the Seller(s) shall be by limited warranty deed.

It means you're not getting anything else from the seller except the building and land. But I'm not a lawyer in your state and as this is obviously very important you should hire a lawyer to help with the transaction.
