Living Estate in a Deed

My mother signed a house over to me 3 years ago i have a free and clear deed except it says that my stepfather has a living estste. now she has passed away and he will not pay the insurance or the land taxes. he always did untill she died and he will not even talk about it. what is my legal rights? i would hate to loose my mothers house because i cant pay my taxes and the other taxes also. i do not live in this house i have another house that i am presently paying for . please e mail me if you have any info. thank you

You do not want to lose the house due to unpaid taxes.

if your stepfather refuses to pay the taxes, you

may want to consider suing him and requiring that

he pay the insurance and taxes.
