Real Estate Lease Personal Guarantee in Texas

If the company is no longer in operation, is a personal guarantee in Texas, not signed by the spouse enforceable? If only the husband signed, can the lease be walked, with a judgment against the husband and spouse unattainable? Can one spouse pledge the community assets of the married couple to guarantee a debt on behalf of a company without mutual consent?
