business lease questrions

I am a restaurant owner and a couple months ago had fallen 2 months behind in rent. The lease states that 30 days late is a 1% late penalty and 60 days late the landlord could take over the building. The landlord let me pay the rent and we were able to keep operating the business. It is obvious that the landlord is trying to keep this from happening again by demanding payments be made on the first of the month or they will lock us out. We are completely caught up on rent currently. When a contract is breached do te terms cange or do they stay the same?

The simple answer is that they stay the same, but it can be more complicated than this.

The terms stay the same. However, if you are locked out..call the police and hire a lawyer. You should have damages from the landlord. In fact, it would be best to get a lawyer now and correct the landlord..he is breaching the lease by such threats..
