Legal Question in Real Estate Law in Texas

my husband and his business partner (both deceased) had 2 lots that as far as i know, my husband had plan to leave to our 4 kids. I know that my husband was the one paying the taxes for a long time before the partner died.

i found out that the partner also has 4 kids.. i don't know how to proceed so the land can be sold. I have been paying the taxes since 2007.

I don't have enough information. Specifically, I need to know the following:

1. When did the husband and partner die? (month, year)

2. Did your husband have a will? What about the partner?

3. Did either husband or partner have any debts? Or other assets?

4. Were all his children a product of your marriage? (or were there step children)

5. Was there any sort of partnership agreement?

6. How was the property originally titled?

In many cases, you can use affidavits concerning the identity of heirs. This would clear title to all the heirs. You can then use deeds to transfer the property from the multiple owners to a single owner.
