Improvements to Rental Property

I have rented a townhouse in Houston for the last 2 years. My landlord has decided to terminate my lease, so he can move into the property. My question is, I have made some improvements to the property at my own expense- i.e. an extra phone line for my internet access - approximately $130; I had the bathrooms regrouted and papered - approximately $350. All of the improvements were approved by my landlord (verbally). He had always indicated I could stay as long as I wanted and I had indicated I eventually wanted to purchase the townhouse, which he verbally agreed to. Now that I am being asked to leave, do I have any recourse for the improvements I have made?

It is possible, but you really need a conference with an attorney to fully explore the question(s). Oral contracts are enforceable, but not for the sale of real estate, except...
