need info to purchase correct form

i am buying a house from a relative. i need to know which form to purchase. the house needs to be changed from their name to my name. i have never been listed as a owner. do i need a quit claim form or a deed of trust form? thank you!!

It depends on how you're buying the house. Given that houses are particularly inexpensive, I'd recommend your using an attorney's office to draft the paperwork. You'll need a sales agreement (at very least), plus disclosure forms (depending on the age of the house). After that, depending on the payment method, you'll need forms to transfer ownership, and forms to secure financing interests in the house. I also recommend your insuring the title for the purchase price, and having a title search done in order to see if there are any liens on the property. These are not good do-it-yourself projects.
