Legal Question in Wills and Trusts in Texas

My Fathers Estate

My father passed away in Oct of 05. He was married to my stepmother for 23 years. She has not spoken to my sisters and I since the day the will was read. They had no children together. His will was read and everything was left to his wife (my step-mother) as it should be I guess. My question is, they had 3 properties. One was in her name alone. So there really isn't any question about that one. (although it was my Grandfathers house which my Dad got when his Father passed) I've done a search on the Deeds for the other 2 properties, which was changed after the reading of the will 2 months after my Father passed. One of the properties is in her name and the Estate of my Fathers name. The other one is in the Estate of my Fathers name only. Since she isn't talking to me what should this tell me. I was told by a friend that she has tried to sell one of the properties and found out that she couldn't sell it without ''more signatures that just hers''. Does anyone have any idea what this could possibly mean to me and my sisters. The estate is in Texas. Thank You very much for any help anyone can give me. I can't afford an Attorney right now.

For a small fee a title company will search the properties to see if you have any interest.
