How to Finalize a contract post Death

In 2002 my father in law sold his home in San Antonio to a friend of his. Papers were drawn up and the friend has been making the payments.About a year ago my father in law passed away and the payments started coming to my wife and her three siblings.This was an agreement we made with the friend. Because my father in law didn't have much of an estate, we did not go through probate or anything. Now the friend wants to pay off the balance in a lump sum and he want us to give him a release of lean. Is this the corrct form and Would it be legal for the children to sign it?

Without going through some probate procedure, the mother and siblings do not have complete title to transfer. Better see a lawyer and get this taken care of correctly before something else goes wrong.
