want to sell land

My aunt's been dead 40yrs.We own land together and I want to sell it. Can I change the land in my name and sell it. I don't have her power of attorney. She has no childern or been married

Something needs to be done to settle your aunt's estate. Her interest in the land passed to her heirs in her will, or to her heirs at law if she didn't have a will. This project will entail figuring out whether she had a will, and whether it was probated. If not, you'll have to figure out who were her heirs at law under the laws of the state where she died. Those heirs now own her portion of the real estate, and in order to sell the whole piece of land, they would need to join in the sale.

You should research some family history, then consult with an attorney to figure out how to fix this.
