Legal Question in Landlord & Tenant Law in Utah

I have a land lord who has not been fulfilling the leas obligations. my wife and I have confronted him about these and he still had done nothing to correct or resolve the problems
1. we still do not have a copy of our lease agreement
2. the wiring is so old that we can not run a TV and a microwave without blowing a fuse. this also ties into not being able to have a swamp cooler in the same room and my wife has a medical condition where she can not be in heat or she swells up.
3. we no longer have designated parking space and is now filled with trailers and other cars

Send the landlord a letter requesting that he perform. Also contact the building inspector for your town to see if the apartment meets code
