Legal Question in Real Estate Law in Utah

I am a month and half in to closing on a HUD home and I am now being told that HUD cannot get the title from the lender. How is it legal that HUD is listing a house that they do not own? How is it legal to string me along for such a long time wasting time and money on inspections and filing paperwork to just say they can't do it. Shouldn't HUD own the title before they can sell the home? Do I have any sort of legal recourse?

Read the documents that you and HUD signed. If they promised that they had title, you can sue for specific performance.
