Legal Question in Wills and Trusts in Utah

i recently purchased a house with my boyfriend. he has a medical condition and almost went into a coma recently. i realized that we need to have some legal conditions/contracts in place in case something happens to one of us, but i have no idea where to start. do we need wills, a power of attorney in place or something more specific for people who are not married?
