You'll probably need to hire a local attorney to sue

this nonpayer in your local general district court.

(I do not believe that this is a situation which you can likely resolve on your own as evidenced by the $10K which you apparently have already allowed to accrue in this matter.)

If he is behind on the rent under the lease, you can file for eviction to cancel the lease, regain control of the house, and get your past rent paid. This is an "unlawful detainer."

It sounds like these things are new to you, and you really should get a lawyer to help you.

Not all lawyers are expensive, and this may be a fairly simple matter. I know I could help you and so could many other lawyers here.

Hopewell is very convenient for me.

It does not matter what he wants to use the house for. I don't know if he needs some licensing to run a boarding house. But that is his problem, I think.

You don't care what he wants to do with the house, only that he promised to pay the rent.
