Landlord Selling Apartment Complex
I am 5 months into my year long lease and my landlord is selling the
apartment complex. Will my lease automatically transfer? Am I forced to sign
a new lease with the new owners? Can they penalize me if I don't sign a new
lease?

The new owner will take the property subject to the terms of your lease with the previous owner(and landlord). This means, of course, that you will not be faced with the prospect of having to sign a new lease until the original one has expired.
