Landlord Tenant Act of Virginia

We are in a dispute with former tenants over a security deposit. They are now sueing us based on the Landlord tenant act of Virgnia. However, if I read the Act correctly, it does not apply to us because we only own 4 properties? Is this correct? Thank you for your time.

Check the lease form you use. You may have unwittingly subjected yourself to the Act. If you believe that your tenant is wrong in applying the act, you may want to consider raising this as a defense.
