Legal Question in Landlord & Tenant Law in Virginia

My tenant is 2 months behind in his rent, $3,000. He is willing to vacate the property and I have someone who wants to move in. How do I collect the unpaid rent. I have the 5 Day to Pay or Quit Notice and Summons for Unlawful Detainer. I have famiarized myself with that process but it seems that I dont need to evict, I just really need to collect this money. Should I continue with the eviction process or start a suit in small claims.

Tell him he must pay you the $3000 first and then he can leave; otherwise you will proceed with the unlawful detainer action, seeking a judgment against him for the $3000 and a writ of possession for the premises. (You may wish to advise him that it very likely will be far better for his credit standing if he takes the first route rather than the second.)
