Breaking a lease

The night before taking possesion of this leased house, I found that their was an infestation of roaches, the carpet in disrepair, and the walls unpainted. Do I have any recourse to cancel the lease?

Unlikely, unless these impairments to your quiet enjoyment of the premises would somehow be found to constitute a material breach of your lease agreement (also unlikely).
