Legal Question in Real Estate Law in Virginia

We live in VA in a single family home and our landlord lives in NM. The rental agreement states that we are to be responsible for maintaining heating and air condition, water supply via well, etc. Does this agreement supersede VA state law? In other words, when one of these systems fails are we indeed responsible for the full repair or does state law override that?

What state law are you referring to? I know of nothing in the Code

of Virginia or other Virginia law for that matter that would "override" the terms of your rental agreement which you have briefly described and presumably to which you voluntarily agreed and which are not at all unusual with respect to such agreements (in my opinion).
