Legal Question in Real Estate Law in Virginia

I am paying the mortgage of a property to the son of the deceased owner. I just found out that the money that I have been paying was not going to the company. I am now paying directly to the mortgage company. I need a lease of purchase and proof of power of attorney, but the son will not give me this documentation/evidence. Is there something that I can do?

Why would you be paying for this property under these arrangements where the

son apparently is now the owner of this property and who apparently wants you to keep paying him rent as a tenant who will never be an owner of this property if this current arrangement persists into the future?

And, no, don't expect this son to be giving you any documentation which might change the above situation anytime soon.
