Legal Question in Real Estate Law in Virginia

public access
i have a piece of property that i bought from a manwe will call him mr.x and he owns the land next to mine ...there is a public access road showing between us ...there is another road running thru it so no one uses this other one ..it is showing it to go to ajoinng another road but there is only grass there .he says that the road in use is the public access but my survey shows it as public access also.he tells me he owns that untill it is ever developed ..i told him since it runs between us that it is half his and half mine but actually niether ones land.. mr x says im wrong it is his as long as it isnt fixed for a road.
Am i wrong ..is it his ?

There's no way to make a reliable determination without reviewing the relevant surveys, deeds, plats, and, perhaps, other related documents.
