Quiet Enjoyment

If my landlord unexpectedly changes the locks on my mailbox and doors, creating an encumberance, would I be able to file suit and break the lease under quiet enjoyment?

Clearly the answer to your question would be yes... but it seems almost unreal that a landlord would do so such a thing unexpectedly. Are you sure that there are no other issues? Unpaid rent? Notice of eviction? Notice of termination of lease? Ovestaying the lease? and so forth? If you sue, then your landlord will countersue for all underlying problems... so before suing I suggest that you find out exactly what are your rights and DUTIES under the terms of your lease.
