Hi,

My fiance and I moved into an apartment previously rented by his X-wife. We took over the lease. His ex-wifw left a lot of items here. She said she wanted the piano and the electric piano. We have tried to contact her and get her to remove them without any luck. They have now been in our apartment for 16 months. I want the items removed or I want to donate them to a charity. How can I do this legally?

To do this properly you need to give her notice.

You need to write to her, and formally advise her that if she doesn't come get her stuff you are going to get rid of it in 45 days. Send the letter certified and first class, and if you don't know where she is pay an investigator to find her and make sure she knows what you are doing. Give her 45 days from the date of the letter to fetch her stuff.

This is called notice and an opportunity to respond.
