Legal Question in Landlord & Tenant Law in Washington

Cosignor

If I cosign on a lease for a son 20 years of age who will be in a house with 4 other young men whose parents are also cosigning, what would be my legal obligations/liability. Are there ways to limit my liability in any way. For instance, to only my son, or to require evidence of fire insurance/liability coverage etc. by the Landlord.

I'd have to review the lease but you are probably liable for whatever the other lessees can't pay -- hence your position as a "guarantor." But it really depends on the wording of the lease. You should probably have a qualified attorney review it.
