Storage of personal property

I had to give notice to a rent who rented from me for a long time, he became involved with undesirable people and stop paying rent, lost his job.. but when he left he took almost no personal property... only his illegal stuff.. he keeps saying he's coming to get it.. but i cannot clean up the place, which is really a mess until i can remove, throw away or sell the items he left. How do i go about protecting myself and still giving him offical notice that i can not store his stuff anymore. his stuff includes tools and a motorcycle.

Bad news: YOu may have to follow statutory procedures to remove and sell the stuff at public auction.

Good news: You can get the value to satisfy unpaid rent/storage charges. DO you have a written agreement? If not what was your understanding? Storage or residential rental?
