Legal Question in Family Law in India

A father and Mother are having a property. They have three daughters and all of them are married and got children. Now, Mother is alive; but father died.
Similarly, their one of the daughter�s died and her husband and son are alive.
Now, the mother wants to sell the property.
In this case,
1) will the husband of the deceased daughter is eligible for his share or not? Or will it go only to deceased daughter�s son.
2) While registering the property, deceased daughter�s husband has to sign the document or not.
