Legal Question in Landlord & Tenant Law in India

I am living on rent on IInd floor in a house in Gurgaon. There has occured a short circuit 1 month back where all the wires in pipe contacted with each other in all rooms. I paid around 600 Rs to repair. The same thing happened today also. Kindly let me know who is responsible for repairment I or my Landlord.. I am a salaried person and can't pay for damage again and again. I adhere i didn't run any device in my home which can cause high load on wires. Please help me.

Dear Rajiv,

In an Agreement for Leave and License (ALL), the Licensee inspects and occupies the premises, and usually the day to day maintenance expenses of the house are to be incurred by the Licensee. Still, if the wiring in the premises is entirely worn out, you should request the house owner to get it replaced from a safety viewpoint.
