'A' named defendant expired in between running eviction suit of 2008 leaving his 4 sons. his wife expired before. The heirs are to be entertain for next 5 yrs. according to tenancy act 1997 and amendments. what will happen after 5 yrs. running the case ?

Dear Sir / Madam,

There is no such rule that the surviving heirs have to be entertained by the landlord for the next five years. The old Landlord-Tenant governed Tenancy Act has been abolished way back in 1985, and has been replaced by the Licensor-Licensee Agreement for Leave and License with a fixed term duration ranging from 11 months to 3 years. In case, the surviving legal heirs have to get the tenancy transferred in the name of the next of kin with the permission and consent of the landlord.
