Legal Question in Landlord & Tenant Law in India

hi, Have a valid 11 month rental agreement coming up for renewal. The rent increase captured in the same is 10% at time of renewal. The landlord is demanding a more than 20% increase just weeks before the renewal period. I would need to accept the new unethically high rent if I need my agreement renewed. Is this ask from the landlord legal? Doesn't my rental agreement(and the 10% clause) hold any value here?

I stand to pay unnecessary mandatory painting charges and high brokerage fees I already paid to this company (managing on behalf of landlord) if I vacate. Please advice.

Dear client,

Do not pay any additional rent or charges like that. Since your rental agreement is in force and time is remaining. If the company ask for any additional rent, painting charges or anything aditionally other than in the deed ask them to give you in writing in their letter head duly signed and dated. If you get any demands in writing or to vacate reply by refd.letter acknowledgement due that you are not bound to pay any thing other than what is agreed in the deed and if they ask to vacate you may ask the company to refund the painting charges and brokerage charges with interest at the rate of 12% per annum by demand draft and asj for a hefty conpensation say an amount equal to 3 months rent.
