Legal Question in Real Estate Law in India

Myself and my friend holds Irrevocable Power of Attorney for a land.

My friend died 4 years ago. Now i want to do kharedikhat(Agreement for sale) for the same land. Registrar is saying your power is jointly holds as my friend is dead POA is void.

Persons who gave us a POA now refusing to give signature again.

Kindly guide me.

yes if the POA is in joint name then in such case yes its void...
