Legal Question in Landlord & Tenant Law in Arizona

The previous owner of a Mobile Home Park, is foreclosing on the current owner. Both the current owner and previous owner have sent letters to tenants, stating that December's payment should go to them. Failure to do so, will result in non credit of December's payment, notices, charges, late fees and possible eviction.

The previous owner has given a copy of Deed of Trust, which appears to basically state, that in default of payment or during continuance of the trust,they (the previous owner)have the right to step in and collect the property income. (tenant rent)

The current owner has stated that our lease agreement is with them, and money payable to them.

Who do I pay my rent to ? How do I protect myself from being double charged or pentalties and eviction?

You are bound by the lease you signed, and since I haven't reviewed the same I can't comment on whether you are authorized to send lease payments to any other entity. Failure to comply with your lease puts you in breach. If you would like me to review your lease, please contact my office.
