Legal Question in Landlord & Tenant Law in Arizona

We rented a home 2 years ago with a 1 year lease. The landlord has not had us sign a new lease. The old lease specifically states that the agreement begins on 8/5/10 and ends 7/31/11. What rights and responsibilities do I have?

In AZ, when a written lease terminates or expires, it would become a month-to-month lease between the parties under the same terms until it is renewed in writing or terminated by either party. Generally, AZ requires a 30-day notice to vacate on month-to-month lease. So, if you want to move, you have to give 30-day notice. If your landlord wants to discontinue the lease, he/she also has to give you a 30-day notice. Your other rights and responsibilities are basically the same as included in the expired lease. The Arizona Residential Landlord Tenant Act is available on-line if you want more detailed information.
